Edmonton Property Buyers offers homeowners a direct cash purchase option for their property. Our general process is as follows:

• We review the information provided and may request photos, video, or arrange a walkthrough of the property to assess its condition.
• Based on the property's condition, comparable sales, and current Edmonton-area market data, we present a written, no-obligation cash offer.

Edmonton Property Buyers does not offer real estate listing, brokerage, or agency services. 5. Property Submissions and Cash Offers

No Obligation

Submitting your property information, requesting an evaluation, or receiving a cash offer from Edmonton Property Buyers does not obligate you to sell your property to us, and does not obligate us to purchase your property.

How Offers Are Calculated

Cash offers are based on your property's current condition, recent comparable sales in your specific neighborhood, and current Edmonton-area market data. We aim to explain how each offer was calculated upon request.

Offer Validity

Any cash offer presented is valid for the period stated at the time it is given, and may expire or be withdrawn if not accepted within that period, or if new information about the property's condition or title becomes known.

No Binding Sale Until Signed Agreement

No sale of property is final, and no legal obligation to buy or sell exists, until both parties have signed a formal, written purchase agreement. Verbal discussions, online form submissions, and preliminary offers do not, by themselves, create a binding contract.

Right to Decline

Edmonton Property Buyers reserves the right to decline to make an offer on any property, or to withdraw an offer prior to a signed agreement, at our discretion, including where the property's actual condition differs materially from what was represented to us, or where clear title cannot be confirmed.

Closing Timeline

Where a sale is agreed, closing typically completes in about 14 days on average from acceptance of the offer, though this figure reflects a typical range across real transactions rather than a fixed rule. Actual closing timelines depend on the specific circumstances of each transaction, including title, financing arrangements on our end, and the seller's own preferred schedule, which may extend up to 120 days where needed.

6. Acceptable Use of This Website

When using this Website, you agree not to:

• Provide false, misleading, or fraudulent information about yourself or a property;
